After graduating from UCLA with a degree in real estate and urban land economics, and after working for two years as an appraiser for the City of Los Angeles, Don Gaines became an entrepreneur in 1966 at the age of 24. Operating as Gaines & Co., he began brokering and managing apartment buildings in the San Fernando Valley, a suburb of Los Angeles County. Don also enjoyed the creative process of enhancing and remodeling properties in order to make them more desirable and more valuable. Gaines & Co was an exciting, busy workplace throughout the 70’s.

During that time Don was purchasing his own apartment buildings while continuing brokerage and management for his clients. Don’s passion, persistence and hard work paid off and before long, Gaines & Co. management signs were seen in front of almost 100 apartment buildings.

By 1983, the portfolio of properties that Don had acquired was large enough to demand his full time attention. He transitioned from brokerage and fee management to solely focusing on owning and operating his own assets. At that time, Don’s wife, Pam, entered the business. She was a real estate broker and a talented asset evaluator as well as skilled negotiator. Together, over the next 35 years they expanded the portfolio of assets to include thousands more apartment units, office buildings, industrial properties and land. They were the company’s sole investors and to this day all properties in the portfolio are family owned.

For over 50 years, Gaines Investment Trust has owned, operated, and improved thousands of properties around the country.

In the early 1990’s, the company’s name was changed to Gaines Investment Trust; the corporate headquarters were relocated to a Gaines owned office building in La Jolla, California. Since then, GIT’s main focus has been the acquisition and management of apartment communities. Presently, the Trust owns properties in Dallas, Tulsa, Scottsdale, Tucson, Las Vegas, San Diego and Los Angeles; it continues to own a variety of other types of real estate in various markets around the country.

The year 2002 was a special one for the Gaines’, when their son, Jeff, joined the company. He is now the Managing Director of Gaines Investment Trust and is responsible for all aspects of the company. Jeff’s wife, Robin, holds the position of Director of Corporate Relations currently serving as the liaison between the field team members and the corporate staff. In the past, she has held other important positions in the company. Over the years, other members of the Gaines family have contributed to the company. Daughter, Allison, who has held many positions over the last 20 years has also rejoined the company as Director of Operations for the GIT Tucson portfolio. The company is proud to be a family enterprise and multi-generational. Don and Pam expect that some of their eleven grandchildren will be another generation eager to join the family business.

Above all, the family is grateful for the many dedicated people who have worked at Gaines Investment Trust for years as well as the more recent team members that contribute their talents and expertise daily. These people have helped make Gaines Investment Trust a business that has thrived for 52 years. Don and Pam are very proud.
