Don's "Big Four" CPA background was the launching point for his career in real estate investment management that includes eight years of corporate controller and over 12 years of CFO experience. Don is responsible for financing, accounting & reporting, cash management, Yardi systems, tax compliance & planning, insurance administration and special projects for all Gaines investments.

Mrs. Siegfried has been with Gaines Investment Trust for sixteen years and has been involved with various aspects of accounting and property management. She is the "Jill of all Trades" on the Gaines Team. Currently her primary responsibility is treasury management.

Ray joins Gaines Investment Trust with over 31 years of experience as an owner/operator of several companies in construction, pest management and restaurant ownership. Ray is knowledgeable in all aspects of commercial and residential development from contract negotiations, budgeting; and project manager to extensive renovations and ground up projects.

Stephanie is a San Diegan and a proud mother of a two and a half year old boy. She absolutely loves the San Diego beaches, weather and local events. In her spare time, she's a league bowler and enjoys country dancing. She's been in property management accounting for seven years and is very excited to be a part of the GIT team.

Emily serves as the head of human resources for California, Arizona and Nevada. Emily started her career in the biotechnology and manufacturing industries and holds a Bachelor of Arts degree in Business Administration with honors (Magna Cum Laude) from the University of San Diego.

Laura comes to the Gaines team with experience as a Human Resources professional in several industries including property management. She is a graduate of San Diego State University and United States International University where she earned a Ph.D. in Industrial/Organizational Psychology. In her free time she enjoys reading, movies, long distance walking, salsa dancing, and kickboxing.

Accounts Payable Supervisor
Danielle has been with the company for 8 years and started as the administrative assistant, moved to accounts payable and worked as the bookkeeper for most of the time. She's been the human resources / payroll manager for 2 years. She has an open door policy for anyone that needs help with company related issues.

Carmen is the Arizona Regional Manager, responsible for all asset operations, training and performance. A graduate of Florida State University, Carmen was an educator for five years before joining the multi family industry. With 22 years in the industry, Carmen has worked for Camden Property Trust, Lincoln Property Company and Sherman Residential.

Susan is a Texas Regional Manager, responsible for overseeing a rapidly growing multi family portfolio in the Dallas-Fort Worth Metroplex. Prior to joining Gaines Investment Trust, Susan has worked for A.G. Spanos Companies and Price Development Group in Major Texas Markets.

Regional Manager
Debbie Cooper joined Gaines Investment Trust in May 2012 as a Regional Manager overseeing properties in Dallas. Debbie started her career in property management in Tulsa, Oklahoma in 1984. Starting from the ground up, she's held on-site positions in several large companies including Case and Associates, First Worthing and Greystar. Before joining Gaines, Debbie held the position of Senior Property Manager with Sherman Residential.

Executive Liaison to the Gaines Family
Traci comes from a 20-year background in property management. She is a licensed California Real Estate Broker and a past president and former chair of various real estate associations and related committees in San Diego. Traci enjoys family, friends, the beach and boxing. She is very excited to be a part of the Gaines team.

Collections Manager
Michael has been with Gaines since June 2007. He's the Collection Manager and Customer Service Director. He handles collections, answers complaint calls from current residents and responds to tenant complaints that are posted on the company. Michael is Father of five and Grandfather of ten beautiful children and is experienced in problem solving.

Todd joined Gaines Investment Trust in 2011 as a Portfolio Accountant. His main responsibilities are to insure the accurate presentation of the financial statements for the AZ, CA, NV & OK properties. He's recently become a Licensed CPA. In his spare time he enjoys maintaining his 1937 craftsman house.

Yardi Specialist
Theresa has worked in property management accounting and system administration for 10 years. Previously she was the Director of Accounting for a mid-size regional property management company. She is a Yardi consultant and is responsible for implementing Yardi on new properties, enhancing Yardi functions and Yardi training.

Portfolio Accountant
Frances Montoya joined Gaines Investment Trust in September 2012 as the Portfolio Accountant for the Texas region. She has been in the property management industry for 15+ years. She started her accounting career in Commercial Property Management but her main work experience has been in Homeowner/Community Association management.

Pavlakakis
Accounts Payable
Sakis has a Bachelors in Business Administration and MIS from the University of Massachusetts Lowell. He's worked as a tax examiner for the IRS and has worked in AP & AR for property management since 2007. A native Greek speaker, the phrase "it's all Greek to me" has a whole different meaning to Sakis.

Danielle moved to San Diego seven years ago from a small town in Northern California. She's very social and loves going out with friends to clubs/bars, parties and the beach. She started doing accounts payable when she moved to San Diego and she's got the knack for it and enjoys her job very much. She's been with Gaines Investment Trust for six years now.

A native San Diegan born and raised in Mission Hills, Joanne is a proud mom of a SDSU Aerospace Engineering student. She's been in property management for over 11 years. For fun and exercise she enjoys climbing the stairs at Swami's Beach. She's very happy to be a part of Gaines Investment Trust.

LeAnn recently moved to California to be closer to her daughter who is a student at the San Diego Culinary Institute. She has nineteen years of residential and commercial title and escrow experience and managed an escrow branch for five and a half years. She's excited to be part of the GIT team and finds it a pleasure to work with so many talented people.

Born and raised in San Diego, AnnaMaria is an Administrative Assistant. She also works as a part time Assistant Manager at one of our properties, Village Park Apartments in Encinitas, CA. She recently graduated from San Diego State University and is excited to be a part of the Gaines team. AnnaMaria enjoys the beach and spending time with her two nieces.

Born and raised in San Diego, Isabela is currently taking classes at her local community college. She started working at Gaines as a part-time employee at the beginning of 2012, but was soon brought on as a permanent Administrative Assistant.

Cowboy started his career with Gaines when he was just a pup, and is insistent on making every community a “Pet Friendly” neighborhood welcoming all sorts of four legged friends. He travels the country logging many miles learning what is important to pets, and works to maximize "time off the leash" enjoyment.

Assistant Director of Pet Relations
Sparky started his career with Gaines when he was 8 weeks old. When he joined GIT he moved to Rancho Sante Fe where he made a home for himself sniffing, sleeping, and swimming in his own pool. He enjoys sunbathing in the morning and saying hi to his friends. The purple psychedelic sunglasses fit him well.
